Modern Slavery

This statement is made pursuant to section 54(1) of the Modern Slavery Act 2015 (the “MSA”) and constitutes the slavery and human trafficking statement of Watermoor Point Limited.

We are at all times committed to improving our practices to combat slavery and human trafficking and to ensuring that slavery and human trafficking are not taking place in our supply chains or in any parts of our business or on our premises.

The company is a privately owned Incorporated business with a projected turnover of less than £36,000,000 and therefore is not obliged to publish a statement on MSA compliance. We are however an ethical employer and responsible purchaser from a known supply chain and therefore choose to include this statement in our management plan.

Our primary supply chains are in;

  • Major utilities from regulated businesses
  • Business goods and services  such as furniture and IT, from small and local UK businesses
  • Professional services from businesses with whom we (generally) have a long-term relationship

We do not (or rarely, and then only in small online orders) buy from overseas companies or UK businesses not known personally to us. We, therefore, judge that we do not engage in trade with businesses likely to offer high risks in relation to modern slavery and human trafficking.

It is however in the nature of our business (office and property rental to third party businesses) that we engage with many companies as tenants or clients.

We are committed to ensuring that there is no modern slavery or human trafficking in our supply chains or in any part of our business or on our premises. This reflects our commitment to act with integrity and ethics in all our business relationships and to implement and enforce effective systems and controls, including in relation to combatting modern slavery and human trafficking in our supply chains.

Senior staff involved in purchasing have been trained in the identification of behaviour likely to indicate modern slavery and trafficking.

We intend to

  • Require appropriate due diligence for new suppliers and update our standard terms and conditions of purchasing, which will include provisions concerning compliance with applicable modern slavery laws.
  • Continue to monitor potential risk areas in our supply chains and consider proportionate ways to ensure compliance by our suppliers.
  • Continue to monitor potential risk areas in our client and tenant businesses and consider proportionate ways to ensure compliance by our them, or in extremis to report suspicions to the relevant authorities. Money laundering is the term used to describe the process by which criminals disguise the original ownership and control of the proceeds of crime by making such proceeds appear to have come from a legitimate source.

This statement is made pursuant to Money Laundering Regulations 2017, the Proceeds of Crime Act 2002, the Terrorism Act 2000 and other relevant legislation, for the purposes of combating money laundering and terrorist financing

Watermoor Point Limited is committed to fulfilling its obligations and fully supporting the aims of the Money Laundering, Proceeds of Crime and Terrorism Acts and carries out identification checks on all new clients at the beginning of the proposed business relationship as well as seeking to establish, where appropriate, the source of wealth and source of funds used in transactions in which we are involved.

These checks will include Companies House checks, provision of photo and proof of address ID and any other or substitute checks we need to make such as verification of banking details to ensure that we are confident that the individuals purporting to represent companies or sole traders are who they claim to be and that funds received from an Incorporated company or Sole Trader are rightfully being generated through the legal activities of the company or self-employed individual.

Senior staff involved in purchasing have been trained in identification checking and identifying behaviour likely to indicate breaches of the relevant legislation.

We have procedures in place to ensure that any suspicions that a money laundering offence has been or is being committed are reported to the appropriate main Board Director and then to the appropriate authorities.
